About This Project

PALLADIUM RESIDENCES

Land Use and Development

When developer Crescent Heights purchased the historic Hollywood Palladium, they called in the Afriat Consulting Group, their trusted LA lobbyists and outreach consultants, to help them approve one of the largest mixed-use projects in the history of Hollywood. The project sought to place two 32-story towers in the parking lots behind the Hollywood Palladium in a political environment of community opposition and legal challenges spurred by other controversial projects. ACG’s extensive community outreach strategy was at the heart of the effort – they led the effort to receive the endorsement of two Neighborhood Councils, the leading community groups in Hollywood, 25 of Hollywood’s most notable and influential individuals, historic preservationists and signed up more than 3,500 neighbors in support of the project.

When the property owner across the street funded an opposition campaign that included mailers to the community urging the Councilmember to oppose the project, ACG swung into action and helped negotiate a deal that led to the end of their campaign. When a billion-dollar non-profit, which had office across the street and didn’t want their views blocked, started another opposition campaign, ACG rallied community members and decision-makers. Thanks in large part to ACGs efforts, the project received unanimous votes of support at the City Planning Commission, multiple hearings at the Los Angeles City Council and weathered a storm of media controversy.
